Hardwood vs Laminate Flooring — Which is Right for Your Richmond Hill Home?
One of the most common questions we get at our Richmond Hill showroom is: "Should I go with hardwood or laminate?" Both look beautiful, both come in dozens of styles — but they perform very differently in Ontario homes. After more than 20 years of installing flooring across the GTA, here's our honest take.
What is Hardwood Flooring?
Solid hardwood is planks milled from a single piece of real wood. Species like oak, maple, and walnut are popular in GTA homes. Engineered hardwood is a hybrid: a real wood veneer bonded over a plywood core, giving you the look of solid wood with better stability in humid or dry conditions — important in Ontario where indoor humidity swings dramatically between summer and winter.
What is Laminate Flooring?
Laminate is a synthetic product with a photographic layer that mimics wood, stone, or tile. Modern laminate is extremely convincing — the best products are almost indistinguishable from real hardwood at a glance. It's made with a high-density fibreboard (HDF) core, a printed image layer, and a tough wear layer on top.
Cost Comparison
In the current GTA market, you can expect:
- Solid hardwood: $8–$18 per sq ft for materials, plus $4–$8 for installation
- Engineered hardwood: $5–$14 per sq ft for materials, plus $3–$6 for installation
- Laminate: $2–$6 per sq ft for materials, plus $2–$4 for installation
Laminate is significantly more affordable upfront — but hardwood adds more resale value to your home, which matters in the Richmond Hill and Markham real estate market.
Durability in Ontario Conditions
Ontario's climate is tough on flooring. Winters are dry (furnace heat drops indoor humidity), summers are humid. Solid hardwood can shrink and expand — in older Richmond Hill homes without proper subfloor preparation, we sometimes see gaps in winter and cupping in summer. Engineered hardwood handles this much better. Laminate is even more stable, but it can swell if water seeps into the seams.
Refinishing: The Long-Term Difference
Solid hardwood can be sanded and refinished multiple times — a 40-year-old hardwood floor can look brand new after refinishing. Engineered hardwood can usually be refinished once or twice. Laminate cannot be refinished at all — once the wear layer is scratched through, you replace it.
Which Should You Choose?
- Choose hardwood if you want long-term value, plan to stay in your home, and have a proper subfloor. Great for living rooms, bedrooms, and main floors in Richmond Hill, Vaughan, and Markham homes.
- Choose laminate if budget is a priority, you have active kids or pets, or you need to floor a rental property.
- Choose engineered hardwood if you want real wood but need better moisture stability — ideal for open-concept GTA homes with radiant heat or slab foundations.
