Best Flooring for Basements in Ontario — What You Need to Know
Ontario basements are cold in winter, humid in summer, and many — especially in older Richmond Hill, Aurora, and Newmarket homes — have some degree of moisture coming up through the slab. Choosing the wrong flooring can mean mold, buckling, and a complete replacement within a few years. Here's what actually works.
The #1 Rule: Moisture First
Before any flooring goes down, test your basement for moisture. Place a piece of plastic sheeting on the concrete, tape the edges, and check it after 48 hours. If moisture appears underneath, address the slab moisture issue before any flooring is installed — no matter what product you choose.
Best Options for Ontario Basements
1. Luxury Vinyl Tile or Plank (LVT/LVP) — Our Top Pick
LVT and LVP are 100% waterproof, warm underfoot with the right underlayment, and come in dozens of realistic wood and stone looks. They float over the concrete without glue. If a small area floods, you can pull up the affected planks and replace just that section. This is our most recommended basement flooring for GTA homeowners. Look for products rated for below-grade installation and at least 6mm thick for better comfort over concrete.
2. Ceramic or Porcelain Tile
Tile is completely waterproof and extremely durable — ideal for basement bathrooms, utility rooms, and recreation areas. The downside is it's cold and hard underfoot. Adding in-floor heating solves this but adds to the cost.
3. Engineered Hardwood (with caution)
Some engineered hardwood products are approved for below-grade installation, but we recommend this only in basements with very well-controlled humidity — typically newer builds with proper vapour barriers.
What to Avoid in Ontario Basements
- Solid hardwood — will warp, cup, and crack with concrete moisture. Never in a basement.
- Standard laminate — HDF core swells badly when wet. Even minor moisture causes irreversible damage.
- Carpet — traps moisture, promotes mold. Use area rugs over LVT instead.
Underlayment Matters
A quality underlayment provides a vapour barrier, adds thermal insulation (so the floor doesn't feel ice-cold in January), and cushions the surface. For LVT in Ontario basements, we recommend a 3-in-1 underlayment with a built-in vapour barrier rated for basement use.
